If you own your mobile home and rent the lot it sits on, special rules apply. The same Act covers it, but the deposit and notice rules are different.
What are the rules for renting a mobile home site in New Brunswick?
For tenants
Renting a mobile home site is always a month-to-month tenancy. The deposit can be up to three months' rent, more than a regular unit. Your landlord needs six months' notice and a limited, good-faith reason to end your tenancy, and you only need to give two months' notice to leave. A landlord cannot stop you from selling or leasing your mobile home.
For landlords
Mobile home sites fall under the same Act, with their own rules. The site tenancy is month-to-month, the deposit can be up to three months, and to end it you need six months' notice plus a permitted ground such as your own use, a change of use, or a major renovation. The tenant ends with two months' notice.
